Entered into a 20-year data center lease with Anthropic for approximately 401 MW of critical IT capacity at the Justified Data Campus. The lease represents approximately $19 billion of contracted revenue over the initial term and up to approximately $33 billion if Anthropic exercises both five-year extension options.

On July 6, 2026, TeraWulf Inc. (the “Company”) announced that its subsidiary Raylan Data LLC (the “Landlord”) entered into a 20-year lease agreement (the “Justified Data Campus Lease”) with Anthropic PBC (“Anthropic”), as tenant. Under the Justified Data Campus Lease, the Landlord will provide Anthropic with approximately 401 MW of critical IT load for high-performance computing (“HPC”) operations at the Company’s data center campus located in Hawesville, Kentucky (the “Justified Data Campus”). ... The lease is expected to generate approximately $19 billion of contracted lease revenue over the initial term and is expected to be supported by an investment-grade credit.

Extension: Anthropic has the option to extend the term for up to an additional ten years through two successive five-year renewal options.

Broadcom, Google and Anthropic PBC (“Anthropic”) have expanded their current strategic collaboration under which Anthropic, beginning in 2027, will access through Broadcom approximately 3.5 gigawatts as part of the multiple gigawatts of next generation TPU-based AI compute capacity committed by Anthropic.
